    Yes. No fee, no obligation, and you keep the written report. About a third of the people we value for don't list that year, and that's fine.

    Why 1.75% when others advertise less?

    Our fee includes photography, floor plans, staging advice and offer management that discount brokerages charge extra for or skip. Our sale-to-list ratio averaged 101.8% in 2025.

    Can I get out of the listing agreement?

    Within the first 60 days you can end it in writing for any reason, with no cancellation fee.

    Do you handle condos and estate sales?

    Yes. Two of our agents focus on condos, and we work regularly with estate lawyers and executors.

    What if my home needs work first?

    We'll tell you which repairs pay back and which don't, and can book trades at cost. Often the answer is paint and a deep clean.
